Description of work:
1. General (mandatory):
- regulations and adjustments to provide the mode of equipment operation that would provide the required of the project documentation of CUSTOMER, rates of air consumption and temperature;
- periodical control of the execution of fixed schedule of equipment operation and conformity of the outcoming product to required parameters;
- submittal of written report on the preventive activities carried out;
- decontamination of heat-exchange surfaces of the condensers;
- check-up and adjustment of the working modes of the heat-exchanging equipment, adjustment of the frost-protection unit of the exchangers;
- check-up and regulation of air consumption, water consumption by air heater and condensers;
- trouble shooting (leakages of water, heat-transfer agent and coolant);
- removal of the air inflows and air leakages from air ducts;
- prepare the list of spare parts recommended for replacement;
- cleaning of exhauster ventilation (including exhauster ventilation gratings), with the subsequent air supplied balance regulation to the point of departure;
- hydrostatic test in according with schedule;
- freon filling;
- measuring isolation resistance;
- setting up of mosquito net on condensers and air intakes of air-heating units;
- replacement of filters of air-heating units;
- cleaning of internal circuit of Chiller;
- other works enlisted in the operation manuals of companies – producers of equipment, except replacement of the main elements and units.
2. According to the yearly plan, tests of electrical and mechanical characteristics of the motors by means of specialized equipment:
- regulations I/n;
- insulation measurement (test voltage - 1000/5000 V);
- vibration measurement and inspection of bearings/ greasing (vibration monitoring equipment);
- belts (wear, tension and slippage).
3. Maintenance of the electronic and automation equipment:
- check-up and test of the computer;
- check of electrical valves and sensors operation;
